It is no secret Goodyear is growing and growing fast. According to the last census it is the ninth fastest growing city in the United States and estimates are it could nearly double in size over the next 20 years. What might be surprising is that despite its physical size, there is little land available in north and central Goodyear for single family homes, so most of the future growth will be in south Goodyear, with Estrella at its heart. And that is why the team at Estrella Partners LP is working hard right now to make sure that growth compliments the lifestyle and sense of community residents love and expect at Estrella.
That commitment starts at the crown jewel of our community, North Lake. Beloved by residents and visitors alike and host to major events including the Goodyear Lakeside Music Festival and Ballet Under the Stars, plans are moving forward for commercial development around the Yacht Club. The developer envisions a unique, upscale dining and shopping location with waterfront views. While no final tenants have been identified, look to popular hotspots such as Luci’s for inspiration.
This area will compliment Estrella Ranch Marketplace, owned by Kitchell, just across Elliot Road. Kitchell recently announced a new upscale Mexican restaurant, owned by the same folks from Rio Mirage, with plans to open late next year. Sip Wine Bar and Starbucks are also planning to open in 2024.
Additional commercial development in the area just east of Estrella Parkway at Willis has been identified as the commercial hub for the southern part of Estrella. This commercial area, in planning, is expected to be smaller than Estrella Ranch Marketplace, with work in that area still several years off.
Plans are also in the works for a refresh at Golf Club of Estrella with work set to begin this fall.
Of course, new residents and new businesses also bring increased traffic. Estrella, the City of Goodyear and Arizona Department of Transportation are all planning ahead. A new traffic light at the north end of Hillside Drive and Estrella Parkway is coming in November and a light at the southern end of Hillside is planned for next year. Design plans to widen Estrella Parkway from Vineyard to MC85 are in the works right now. The city is evaluating expanding the design from four to six lanes total. Construction is expected to begin in early 2025 with completion about one year later. The good news, construction will take place adjacent to the existing lanes, limiting traffic detours and delays. At the same time, the Arizona Department of Transportation is working on plans to widen Loop 303 down to MC85. Current plans call for that work to begin in 2025 and be completed within a two-year time frame.
More public safety is headed our way as well. The Goodyear Police Department will add one new squad to the Estrella substation this fiscal year, with plans to add a second squad next year, providing 24/7 coverage out of the station.
2024 looks to be a signature year for enhancements, improvements and growth for Estrella, with thoughtful planning and quality execution from the City of Goodyear, new businesses, vendor partners and the developer.
